FRANKLIN — Zoning Board approves two residential additions and discusses application standards. The board unanimously granted a special permit for a two-car garage, family room, and primary suite at 32 Elm Street, finding that all seven statutory criteria were met despite setback violations of up to 9.9 feet. Applicant Lauren Egan, represented by Bruce Wilson of GW Site Solutions, explained the property is non-conforming under current zoning.

A variance for a 16-by-12-foot addition at 1A Overlook Drive, providing 7.3 feet of relief on a 25-foot left-side setback requirement, also passed 3-0. An ADU application for 23 September Drive was withdrawn without prejudice. Board members and Building Commissioner Gus Brown discussed recommending that future applications include architectural renderings rather than plot plans alone, with preference for such materials to be submitted with the application rather than at the meeting.
