FRANKLIN — Planning Board unanimously approves Tanglewood Estates II with conditions and waivers. Chair Gregory Rondeau led the board to approve the Symphony Drive private definitive subdivision after Conservation Commission closed out remaining issues, imposing five conditions including private perpetual roadway maintenance by homeowners and Town Attorney review of HOA documents before occupancy. The board recommended nine regulatory waivers reducing street width from 26 to 20 feet, eliminating curbing, streetlights, and sidewalks, and extending the dead-end street limit.
Town Engineer Michael Maglio and consultant Matthew Crowley confirmed all outstanding technical issues were resolved. The board also unanimously approved the Adin Estate five-lot subdivision endorsement and granted a two-year extension for 124-126 Grove Street.
